Plans to transform a shop unit in Johnstone into a café with space for dozens of customers have been given the green light by Renfrewshire Council.
Callan’s Café is set to operate from the site in Graham Street, which was previously a licensed grocer, after securing planning permission for the project.
The facility will offer a menu including various hot and cold drinks, home baking and other food items ranging from sandwiches, toasties and wraps to baked potatoes and homemade soup.
The application was granted by the local authority at the end of last month, subject to a condition that focuses on the type of equipment used at the premises.
A report of handling by the chief planning officer explained: “This application seeks planning permission for a change of use from a class 1A shop to a class 3 café at…Graham Street, Johnstone.
“The site previously operated as a licensed grocer and the site is a ground floor unit with flatted dwellings above. The café will provide seating for approximately 48 customers, with a kitchen area and a public accessible W/C.
“The proposed change would see alterations to the front of the building and internal alterations.”
While the street is predominantly residential, there are some commercial units to the south in addition to a church, primary school and nursery. The report said the café would be an “appropriate addition” to the area.
It added: “The proposed hours of operation will run from 8am to 6pm and therefore do not give rise to any noise or disturbance concerns. Moreover, concerns regarding the opening hours were not raised in the consultation with environmental health.
“The existing parking arrangement is considered to be acceptable for the scale of operation and there is no requirement for additional parking on this basis.
“Overall, subject to the aforementioned condition limiting cooking equipment, the proposed use is compatible and will not have a significant impact on residential amenity.”
The report considered the proposal to be in line with the provisions of the development plan.
