A derelict stone-built property is expected to be demolished and make way for a modern new home near the luxury Trump Turnberry Hotel and golf resort.
Plans were previously lodged with South Ayrshire Council seeking permission, in principal, to carry out the works at a plot of land at 2 Maidens Road.
The site lies just a couple of hundred yards south of the multi-million pound resort and near to the junction of the A77.
A design statement said: “A former house occupies the site, currently in a ruinous state.
“The corner plot site slopes down from the A77 road and public carpark lies between the site and Maidens Road.
“The proposal seeks to develop a brownfield site by demolishing the existing ruinous house and building a new modern house which will be built to a high standard utilising renewable energy, high levels of insulation and modern construction techniques to limit its carbon footprints.”
The application also states that unprotected trees “will be retained” and additional trees and shrubs “will be planted” along the A77 Kirkoswald Road boundary to “provide privacy” and “reduce noise pollution” from passing vehicles.
The proposals have now been given approval, in principle, under delegated powers.
Council papers said: “The proposal represents the re-use of a previously developed brownfield site, which is set within a residential environment, and in close proximity to other residential properties. As such, the principal of residential development is considered to be acceptable.”
SEPA (Scottish Environment Protection Agency) initially objected to the proposals on flood risk grounds.
However, the applicant, Raymond Dorrian, submitted supplementary information which “addressed” their initial concerns. SEPA has subsequently confirmed that they have “no objections” to the application proposals.
