Revised planning applications have been submitted for Stirling’s so-called ‘supervillage’ between Bannockburn and Plean.

Homebuilders Springfield Properties and Barratt Homes have submitted updated applications for the Durieshill development which will see the creation of a brand new 3,000 home village on the outskirts of Stirling.

As one of the largest detailed planning applications to have been approved in Scottish history, Durieshill spans 600 acres and will include extensive green spaces, schools, shops, and commercial opportunities.

With infrastructure work set to commence in 2025, the development is also expected to create over 200 jobs and apprenticeship opportunities for the local community.

The Springfield planning application submitted to Stirling Council maintains the core elements of the previously approved detailed layout and focuses on the first phase of housing and associated land uses at Durieshill. The application sets out a landscape-led approach and prioritises integration with the natural environment, while enhancing the site’s overall quality.

In addition, Barratt Homes has submitted a detailed application on part of the site to substitute the previously approved Springfield house types for those from its own Barratt and David Wilson range.

Similar to the Springfield application, the Barratt proposal maintains all key elements from the original planning permission in terms of location of open space, spine road routes and housing parcel locations.

A network of open and accessible streets has been designed to optimise connectivity throughout the development. Key features include a split between the built development and preserved open spaces.

If approved, the development will feature landscaped streets, parking areas, and pocket parks in a bid to create a welcoming environment for residents. A primary route through the development will feature tree-lined pathways, while planting in parking areas will reduce the visual impact of vehicles.

The application incorporates a ‘green and blue’ infrastructure network which will see a blend of natural and man-made elements, like parks and gardens with blue elements such as rivers and ponds. Open space enhancements, and meadow planting also feature.

Springfield Properties and Barratt Developments entered into a partnership to accelerate the delivery of a new 3,042-home village at Durieshill, on the outskirts of Stirling earlier this year.

Springfield managing director Andy Curran said: “This thoughtful approach demonstrates our commitment to creating a community that seamlessly integrates with its natural surroundings.

“At Durieshill, we’re not just building homes; we’re designing a vibrant, sustainable village with a mix of high quality and energy efficient housing across multiple tenures delivered by reputable builders. These planning applications demonstrate this approach and by balancing development with environmental stewardship, with Barratt, we’re setting a new standard for community living in Scotland.”

Barratt Managing Director, David Scott added: “We are delighted to be at the forefront of such an exciting proposal which will create jobs, boost the economy and bring much needed private and affordable housing to the Stirling area. Durieshill will be a new settlement of a significant scale and quality that both new residents and visitors can be proud of, and we are eager to progress the development at the earliest opportunity.”

It is hoped the planning applications will be considered by Stirling Council in early 2025.

Durieshill was officially given the final go-ahead in September 2023 – almost 20 years after first being mooted. Proposals for a new 3,000 home development on the site were first dreamt up in 2004. Since then, the plans have been involved in long wranglings between a series of developers and housing chiefs – but delays over drawing up a ‘section 75’ legal agreement were finally resolved, paving the way for the development to finally be given the green light to Springfield Properties.
