West Lothian Council will take delivery of 15 new homes from CALA Homes (East) as part of its Preston Glade development in Linlithgow.

The properties will include two three-bedroom semi-detached houses, five two-bedroom bungalows and eight one-bedroom cottage flats.

The development is being funded by the council, with assistance from Scottish Government grants.

All 15 homes will benefit from zero direct emission heating systems with air source heat pumps, to make them better for the environment by lowering each home’s carbon footprint, making them more energy efficient and cutting home heating costs over the long-term.

Work is expected to start on the homes in January 2025, ready for completion in early 2026.

Executive councillor for housing George Paul said: “I’m delighted that work will start soon to deliver new homes for rent in Linlithgow, which is an area of high demand for social housing.

“We are making every possible effort to increase our housing stock to try and meet demand through working with developers and buying back former council homes with the limited resources we have available.

“This has allowed us to increase our housing stock by 294 homes since 2020, taking our total housing stock to 14,325 homes.

“I’m especially pleased to see bungalows are a significant part of this development, which are much valued by our increasing older population.

“We look forward to working with Cala Homes East in the delivery of these superb new energy-efficient homes for local residents.”

The agreement to build affordable homes on behalf of West Lothian Council is the latest milestone for Cala in Linlithgow. A further £1.6 million in Section 75 benefits resulting from the Preston Glade development includes more than £500,000 funding for local schools.

Derek Lawson, strategic land director at Cala Homes (East), said: “We are proud to partner with West Lothian Council in delivering these 15 much-needed homes.

“This project represents our continued commitment to creating high-quality, sustainable housing that meets the needs of the local community.”
