A revamp is proposed for a popular Perth city centre pub within a landmark listed building.

JD Wetherspoon, owners of the Capital Asset on Tay Street, have lodged plans for new heating, ventilation, and air conditioning.

The scheme for the B-listed former bank building also includes a new over-bar glass rack, glass wash area, decorations, flooring and garage repair.

A design statement submitted with Wetherspoon’s application points out: “These enhancements are designed to optimise the operational efficiency and customer experience while respecting the listed status of the building.

“The Capital Asset is a former savings bank on Tay Street and contributes to the city’s architectural charm.

“The building will continue to operate as a public house, with the proposed works aimed at improving both customer service and operational efficiency.

“JD Wetherspoon’s investment on this site aims to preserve the building’s historical integrity while embracing its functionality for modern use.

“The internal refurbishments include updated décor and new flooring throughout key customer areas, enhancing the overall aesthetic and comfort.

“Traditional materials will be used where possible to complement the existing character of the building.

“The enhancements to bar operations, kitchen facilities, and customer comfort align with JD Wetherspoon’s commitment to maintaining high standards across all its venues. The existing signage will remain as it currently stands.

“No additional signage is proposed as part of this application, ensuring the building’s external façade remains consistent with its heritage status.”

The 26 Tay Street building was designed by Perthshire-born architect Andrew Heiton and dates from around 1873.

Earlier this year the Capital Asset was acclaimed for the quality of its real ale by members of the town’s Campaign for Real Ale (CAMRA) branch.

It was listed in CAMRA’s Good Beer Guide 2025, the UK’s best-selling beer and pub guide published at the end of September.

Local CAMRA branch members chose the Wetherspoon pub following regular visits to check on the quality of the real ales on offer.

They also took into account customer service, décor and overall atmosphere.

Wetherspoon’s planning application will be determined in due course.
