HAYS COUNTY, Texas — At least 300 homes could soon be available for employees at a Central Texas school district.

On Monday, the Hays CISD school board approved a partnership with a developer for a project estimated at $100 million to bring single-family homes to district workers, according to KUT.

The project would be a collaboration between the district and Upward Communities, a Texas developer that focuses on “the critical needs of workers who make our communities run.”

It would reportedly be funded through donations, low interest rates, and company efforts to make housing for current and incoming employees more affordable.

Rent costs will fluctuate based on salary, meaning that those with higher incomes will receive less of a price reduction and vice versa.

Upward Communities plans to take care of management and maintenance, while the school district will act as the tenants and employees would be labeled as subtenants.

The development is set to be complete by the 2026-2027 school year, but some homes could be finished during the 2025-2026 academic year, Upward Communities founder Jason Roberts told KUT.

Roberts said he hopes to keep the housing project active for at least 30 years, but it could be extended to 60 years depending on the agreement.

While it’s still uncertain exactly where the units will be built, they will likely be near district schools.

The plan was initially proposed in December 2024, with potential plans for units to include four bedrooms and two bathrooms, with rent capped at $2,000 at most.
