Kyle has the highest average rent price in the Austin area, but each city in the metro outpaces the state’s median price.

AUSTIN, Texas — Perhaps to the surprise of no one, rent prices in Central Texas are incredibly high.

A new report from digital rent marketplace Zumper revealed the average rent prices in the Austin area.

The report found that Kyle has the most expensive rent on average in the Austin area, with a one-bedroom apartment pricing out at an average of $1,560 per month. Kyle also had the fastest-growing rent prices in the area both year-over-year and month-over-month, rising a remarkable 15.6% since February 2024 with a 4% monthly growth rate.

Austin itself has the second-highest average rent, with the rent cost of a one-bedroom apartment averaging out at $1,470 per month. Austin, however, does have the highest average rent for two-bedroom apartments, with an average cost of $1,880 per month.

Notably, rent prices in Austin have decreased year-to-year, with the cost of a one-bedroom apartment dropping 1.3% and a two-bedroom apartment dropping 3.6% since last year.

Leander ranked as having the third-highest rent in the area, with the cost of a one-bedroom apartment averaging $1,380 per month. Leander also had the second-highest rent price increase over the last year, rising 3.8%.

Of all cities in the Austin metro area, Pflugerville ranked as the cheapest for rent, with a one-bedroom apartment costing an average of $1,200 per month. While Pflugerville’s rent prices have increased month-over-month, its prices dropped a precipitous 7% year-over-year.

Each city in the Austin metro area outpaces the state median, which currently sits at $1,144 per month.
