AUSTIN, Texas — The average cost of rent in Austin dropped over the past year, and new data reveals which neighborhoods are the most affordable for renters.
In January, HouseWorks Austin said the average apartment in Austin cost around $1,600 per month, down about $100 from the previous year’s average.
New February 2025 figures from Rent.com show the average rent for apartments in Austin is between $1,261 and $1,713.
For a studio apartment in Austin, the average rent is $1,261. For a one-bedroom apartment, the average rent in Austin is $1,387, while the average rent for a two-bedroom apartment in Austin is $1,713.
Average studio costs are up 14% from last year, while average costs of one-bedroom apartments and two-bedroom apartments are down 4% and 3%, respectively.
According to the Rent.com dashboard, the most affordable neighborhoods in Austin are South Austin, where the average one-bedroom apartment rent goes for $958, North Austin, where renters pay $1,065 on average for a one-bedroom apartment, and Allandale, where the average one-bedroom apartment rent goes for $1,125.
The most expensive neighborhoods in Austin are the Second Street District downtown, with an average one-bedroom apartment going for $2,445, Rosedale, where a one-bedroom apartment costs an average of $2,372, and Zilker, with an average one-bedroom rate of $2,335.
Only 4% of apartment listings in Austin were in the $701 to $1,000 range, according to Rent.com. Apartments in the $1,001 to $1,500 range make up 23% of listings. Costs of $1,501 to $2,100 are 31% of the rental market, while rents that go for over $2,101 are 41% of apartment listings.
