PFLUGERVILLE, Texas — Big changes are coming to Downtown Pflugerville.
The city council recently approved five contracts with California-based developer Griffin Swinerton for the Downtown East project. It’s a development that’s been in the works for almost seven years.
The 29-acre project at FM 685 and East Pecan Street will transform the heart of Pflugerville with a new city hall, recreation center and mixed-use development, including about 10,000 square feet of retail space.
The price tag for Phase 1 is about $204 million, funded through various bonds and potential grants.
One of the newly approved contracts is a memorandum of understanding with the developer that includes leasing and managing the recreation center retail, as wells as management responsibilities of the City Hall Café.
Construction will start later this year. Work on city hall and the recreation center is set to start next April.
The entire project is expected to be completed by late 2026.
