Plans to transform part of a first floor office in Renfrew town centre into a dance studio have been approved by Renfrewshire Council.

Sheet Anchor Investments has landed planning permission, subject to conditions, for a change of use for the site in Paisley Road.

The facility will be located within a red sandstone building, with a mixture of commercial and residential properties found in the vicinity.

A total of 140 representations were submitted in support of the proposal, covering benefits for the community and a good use of the space, compared against 15 objections, which focused on the impact of potential noise and vibration, as well as traffic congestion.

A report of handling by the chief planning officer shed light on the council’s reasons for giving the project the go ahead. In its assessment of the plans, it said: “The provision of a dance studio within the town centre would enhance the vitality and viability of the centre as it would help to diversify land use and would generate additional footfall.

“The proposal therefore complies, in principle, with the provisions of both Policy C1 and Policy 27. However, the impact the development would have on existing properties must be considered.

“In respect of noise and vibration, Policy 23 of NPF4 states that development proposals that are likely to raise unacceptable issues will not be supported.

“In line with the requirements of Policy 23, environment, housing and infrastructure (environmental protection) requested that a noise impact assessment be submitted to allow the impact the development would have on nearby properties to be considered.

“This has been submitted and found to be satisfactory by environmental protection, with the service subsequently raising no objection to the proposal in respect of noise or vibration.”

A supporting statement said opening hours would be limited to 10.30am to 12.30pm from Monday to Saturday, 4pm to 8.30pm from Monday to Thursday, 4pm to 7pm on Friday and 2pm to 4pm on Sunday. A condition has been added to ensure this.

In its official decision notice, the local authority confirmed the proposal was in line with the provisions of the development plan.
